Settlement reached for Angus development

BY Matthew Talbot, Staff   January 26, 2010 13:01

ANGUS - A 95-townhouse project south of Centre Street in Angus could get the go ahead in the Township of Essa.

Because of controversy surrounding the project, the town and the developer of the Aramis project had to reach a settlement through the Ontario Municipal Board last year.

Council voted to support the settlement, giving the project a boost.

According to Essa planning manager Colleen Healey, the townhouses would be built on lands designated for residential growth and already serviced by sewer and water.

She said her office felt the project was in the interest of good planning.

It wasn't without its opponents, however.

According to a report from Healey to council Jan. 20, residents of the Maple Lane subdivision pressured council to eliminate the Michael Street cul-de-sac over concerns of busier roads after staff recommended a connected street system.

In lieu, a fenced pedestrian walkway connecting Michael Street to the development's new road, Greenwood Drive, is to take its place.

The OMB ruled the developer would pay for the cost of the reconfiguration of the Michael Street cul-de-sac at a cost not to exceed $52,139.

Healey said the development in Essa's primary settlement area could be classified as an infill project, helping Essa fulfill the higher urban density demands of the province.

The townhouses are to be grouped in strings of seven or eight with a treed buffer at the back of each back yard to act as a divider between new and existing homes on the east and west.
